MORTGAGE SALE - Default has been made in the conditions of a mortgage made by
Donald L. Martin aka Donald Martin, unmarried person, to CitiMortgage, Inc. formerly
known as Citicorp Trust Bank, FSB, Mortgagee, dated April 28, 2008 and recorded May 19,
2008 in Instrument Number 2008R02946, Mason County Records, Michigan. There is
claimed to be due at the date hereof the sum of Seventy-Five Thousand Eight Hundred
Eighty-Three and 94/100 Dollars ($75,883.94) including interest at 9.329% per annum.
Under the power of sale contained in said mortgage and the statute in such case
made and provided, notice is hereby given that said mortgage will be foreclosed by a sale
of the mortgaged premises, or some part of them, at public vendue at the West entrance
of the Mason County Circuit Courthouse in Ludington, MI at 1:00 p.m. on OCTOBER 7,
2010. Said premises are located in the City of Ludington, Mason County, Michigan, and are
described as: All that parcel of land in Township of Pere Marquette, Mason County, State of
Michigan, as found in Deed Book 579, Page 1337, being known and designated as the
following described premises situated in the City of Ludington, County of Mason, and
State of Michigan to-wit: Commencing at a point of section line 511.26 feet West of one
quarter post on North line of Section 23; thence South 1 degree 30 minutes East 580 feet
to North line of First Street in the City of Ludington; thence Easterly along North line of
First Street 150 feet and 1/5 feet; thence North 10 degrees 30 minutes West 580 feet to
the section line; thence West to point of beginning. except therefrom a parcel of land in
Northwest corner described as follows: from the said point of beginning South 188 feet;
East 40 feet, North 188 feet, West 40 feet to point of beginning. Also excepting therefrom
all that part of said described lands lying North of the center of creek running across said
lands. The redemption period shall be 6 months from the date of such sale, unless
determined abandoned in accordance with MCLA 600.3241a, in which case the
redemption period shall be 30 days from the date of such sale.
